In the summer of 2005 after selling several condos in the Pearl, one of the members of our team felt there was a better way to service the Pearl Condo Buyer and Seller.
As Realtors selling close-in urban properties, it appeared to us that certain information on the Pearl was lacking. Sometimes it was minute details about a particular condo building, other times it was just a strict knowledge of the aggressively changing market. To us, that meant knowing how each building was valued against the next, knowing how one building’s finishes faired against changing consumer demands, and ultimately knowing how inventory fluctuation impacted pricing logic and absorption rates (sales.) It also meant being able to tell a client why dollar per square foot values were higher in one building vs. another, when a condo in an established building appeared to be testing the market vs. being competitively priced. The anecdotal evidence, like our quantitative analysis of condo inventories and sales was and still is paramount. In part, that is why we have formed our team, built PearlCondos.com and designed our practice the way we have.
